What is a Property Guardian?
A Property Guardian is an individual who enters into a Licence Agreement to live in and look after a vacant property at a fraction of the cost of a rental property. This arrangement benefits both the property owner, by keeping the building secure and maintained, and the guardian, who gains affordable accommodation. Guardians are expected to occupy the property responsibly and ensure it remains in good condition.
What are the costs involved in becoming a Guardian?
- €300-€500 Deposit (Fully Refundable)
- €75 administration fee.
- Plus one month in advance.
How long will I be able to stay in the property as a Guardian?
We manage properties for varying lengths of time ranging from 13 weeks to 5 years. On average we manage a property for 6 months and will always endeavour to offer alternative accommodation at the point of hand back.
What is the vetting criteria to become a Guardian?
Available to move in immediately
Irish Passport/Driving Licence or valid residency permit
Proof of a regular income
Age 18 or older
Reference
No criminal record
No children or pets may live in the property
What is the notice period?
We require our Guardians to provide 28 days' written notice. We will provide a minimum of 28 day written notice to Guardians If the property is being handed back to the owner.
What are the responsibilities of a Guardian?

• Report remedial maintenance issues
• Report reactive maintenance issues
• Keep room & property clean and tidy
• No parties
• Adhere to the Fire, Health and Safety instructions
• Adhere to Guardian Guidelines specified in License Agreement
